RealtyTrac reported that foreclosure filings dropped 27% in February over the year before - the biggest drop on record.  But what does this mean?  Not much at this point.  This drop is probably attributed to the foreclosure "robo signing" problems that have slowed foreclosure filings.  Plus this years harsh winter also slowed foreclosure processing in many areas. 

For homes in Tallahassee, foreclosures made up about 22% of all sales in February.  Foreclosures make up about 8% of the homes in Tallahassee listed for sale currently. 

Don't expect foreclosures or short sales to go away this year in Tallahassee.  We still see a substantial number of "shadow inventory homes": borrowers that are delinquent, yet the bank has not foreclosed on the home.  We ran across a home in Dry Creek Run on the south said of Tallahassee, that is about 2 years delinquent, but the lender has yet to start foreclosure proceedings.
