It's been widely reported today that National Association of Realtor numbers show an increase in the number of homes sold in September as compared to a year ago.  On the plus side, the data shows that there are buyers willing to make purchases in today's market.  The downer is that these buyers are snatching up foreclosed and distressed properties put on the market at a discount, putting downward pressure on housing prices.  Barclays Capital estimates that foreclosures will continue to remain a significant part of the market for the next 21 months. 

If you are interested in buying or selling, the point is this: THE TALLAHASSEE HOUSING MARKET WE HAVE NOW IS THE MARKET WE'RE LIKELY TO HAVE FOR QUITE A WHILE.  You should not make buying or selling decisions based on market timing.  If you want to buy, do it.  Look for a good value, and obtain one of today's great mortgage rates.  If you want to sell, do it.  "Waiting" for the market will only rob you of the opportunity to move on with your life and dreams!
