There's a great article in last weekend's Wall Street Journal on choosing the lowest rate on a mortgage.  Despite mortgage rates at record lows, some mortgage lenders are offering lower rates than others. 

In general smaller, regional banks are more competitive with rates and origination fees.  There are several factors according to the Journal.  Large banks such as Wells Fargo, Bank of America and Chase lend almost 57% of all new mortgages - they have so much business they don't have to be competitive.  Also, small lenders charge less for origination fees because they are trying to gain business.
