In selling Tallahassee real estate, one question that frequently arises is "Should I pay to replace an old roof before I sell?"  In today's Tallahassee real estate market, the answer is "Yes."

First, the latest Cost Versus Value Report published by the National Association of Realtors and Remodeling Magazine shows an owner can expect to recoup about 76% of roofing costs in the North Florida and Tallahassee area.  That's one of the higher cost recovery numbers in the study.

Second, in today's economic climate, buyers are often trying to conserve cash.  After paying closing costs and downpayments, the last thing can afford is to put on an $8,000 new roof.  Many first time buyers can't afford that at all.  They simply go on to another Tallahassee home that has a newer roof. 

In summary, it definitely pays to replace that roof - you'll attract more buyers and sell in a shorter period of time.
