RealtyTrac, the online distressed home marketplace, reported that short sales grew 19% in the second quarter of 2011.  Pre-foreclosures, usually sold through a short sales acocunted for 12% of all sales nationwide.  In Florida, short sale homes were sold at about a 25% discount compared to normal, or "arms length" sales. 

For Tallahassee, short sales make up about 13% of all sales.  That's up from 9.8% for the same time period in 2010.  Why not as acute as other parts of Florida, Tallahassee still has it's share of foreclosures and short sales due to a modertaely high unemployment rate, and the downturn in economic conditions.  Short sales will continue to be a prominent part of our market for the next 5-10 years.  With about a 25% decline in median prices since 2007, short sale homes will be a prominent part of our Tallahassee real estate market for the next 5-10 years.
