The Florida Association of Realtors publishes real estate market snapshots for major cities. Tallahassee's real estate picture contains some interesting stuff regarding foreclosed homes, mirroring nationwide trends.
The current foreclosure problem has as much to do with good credit, prime borrowers as it does with marginal credit sub-prime borrowers. While subprime loans have a much higher deliquency rate at about 20%, they make up only a small portion of the total amount of foreclosures. Fully 89% of the foreclosures in Tallahassee have been prime borrowers with good income and good credit.
In fact, it's estimated from research that 20% of Florida foreclosures involve people that make $50,000-$75,000 in income. Another 20% make over $100,000. The foreclosure crisis has come to impact more than low income homeowners.
